How will I receive my confirmation and arrival instructions from FDVR?

All confirmation and arrival instructions will be sent via email. To make certain you receive these emails, please adjust your spam filter to add the email [email protected] to your list of accepted email addresses. You will receive a reservation confirmation email immediately after making your reservation. During the checkout process, our reservation system will also inform you if your credit card has been charged and approved. Expect a second email with final confirmation and arrival instructions after your final payment has been applied to the reservation, 30 days from arrival. What is required to make a reservation? 

FDVR requires 25% of the total nightly rental rate and Security Deposit / Damage Waiver at time of booking and the remaining balance is due at least 30 days before arrival. You have the option of booking your lake home online using all major credit cards, or by phone with check, money order or credit card. We also require a pre-authorization security deposit hold of 500.  This charge is processed 2-7 days prior to check-in. Please read our terms and conditions for more information.

What is Check-In & Check-Out Time? What are your office hours?

Check-In is 4:00 pm CST and Check-Out is 11 am CST. Early Check-Ins or Lake Check-Outs are by request only for an additional charge. FDVR office location hours are 9 am – 6 pm CST, 7 days a week. Call FDVR between 9 am-7:00 pm, 7 days a week.  

Where do I Check-In? How do I obtain Driving Directions? 

It is NOT necessary to come pick up your lake home house key at our office. Each home has its own lock box with house key. Your key lock box location and code will be emailed to you the day before check-in, if all pre-requisites have been met. Upon making your reservation, you will automatically be emailed an initial confirmation with driving directions and address to your lake home. 

What is your CHANGE / CANCELLATION Policy?

CANCELLATION AND REFUNDS: Should Guest wish to cancel their reservation, the notice of cancellation must be in writing and Guest is responsible to verify receipt and confirmation in writing from Manager. 
Guests who cancel at least 31 days prior to check-in date will get back a 100% refund, minus a 3% processing fee.
Guests who cancel 30 days prior to check-in date will not be eligible for a refund, except for cleaning and damage protection fees which are refunded.
*You might be eligible for a partial refund, if you cancel your reservation less that 31 days prior to arrival and we are able to rebook you dates to another group. (Reservations and payments processed by third party websites, such as, but not limited to HomeAway, VRBO and Airbnb may not be eligible for certain charges to be refunded, such as their service fee. All refunds are subject to a 3% processing fee. 
***Please Note: Booking a reservation with Front Desk Vacation Rentals, LLC after the date of March 16, 2020, you are:
(1 )Fully aware of the COVID-19 pandemic, Travel Restrictions, and all other ordinances that the Governor of Texas, Burnet County and Llano County has issued thus far. 
(2) Booking a reservation after March 16, you are not under the flexible policy changes that  VRBO/HomeAway has offered.
 
There are no refunds for early departures, pandemics, government travel restrictions, delayed arrivals, construction noise or activity, inclement weather, or reduction in the number of nights reserved for any reason. If the Property becomes unavailable or unsuitable for rent for any reason, including but not limited to, casualty loss, construction, noise, physical deterioration, act of god or loss of utility services, the Managers liability will be limited to the return of all monies paid on account at the time of cancellation by the Manager. In the event Manager cancels the reservation; Manager will attempt to substitute the Property with a like-kind. All monies received will be refunded to Guest within 7 business days of confirmation of notice of cancellation. Every home has the potential for equipment to occasionally malfunction and we cannot guarantee every aspect of a home to be operational 100% of the time. Manager will attempt to rectify any malfunctioning equipment, systems or amenities, however, Guest agrees there are no refunds offered for any malfunctions. Travel cancellation insurance is highly recommended. 
 
TRAVEL INSURANCE: FDVR is pleased to offer the option of CSA Travel Insurance with your reservation for an additional cost. CSA Travel Insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Separate terms and conditions apply, read your Description of Coverage/Policy carefully and contact CSA at (866) 999-4018 with coverage questions. 

What are my Check-Out Responsibilities?  

You will receive detailed Check-In and Check-Out Procedures on your initial confirmation and subsequent email a few days before check-in. The basic Check-Out procedures are: putting the house key back in the lock box, making sure all lights are off, doors and windows are locked, adjusting the A/C system, stripping dirty sheets, putting dishes in dishwasher (if available), and taking out trash. Failure to place key back in lock box will result in a $50 service fee. Overall the house must be left in the same general condition upon arrival, minus disinfecting, vacuuming, mopping, wiping down kitchen & appliances, and laundry. Extra cleaning charge will be added for any issues outside of the normal cleaning fee – such as trash left all over the house, items moved & not put in original spot or hidden, confetti and party items not picked up, several marks/stains needing scrubbed or removed, overflowing trash, etc

Do you have a Lost & Found? 

Yes – FDVR will try it’s best to remove all items left behind. We do a walk-through right after checkout and take any personal items found to our office location. Please contact us if you left any items behind. Renter will pay all shipping costs, plus a $25 handling fee.

Can I combine offers and discounts? 

We do not accept combined offers or discounts.  Please refer to our DEALS section for current offers.

Vacation Home Information

Are there limits to the amount of guests I can have at my lake home? 

Yes – Each lake home has its own Maximum Occupancy (see your lake home listing for Max. Occupancy). Please Note: Maximum Occupancy includes all guests (day guests, overnight guests, adults and children).

Do you allow pets? 

Yes – Several properties allow pets. Please refer to your lake home listing on our site for pet policy. It is $25.00 per day, per pet (Max 2 on most larger homes) 

Is there Air Conditioning and Heat? 

Yes – All of our lake homes have Central Air Conditioning and Heat. Texas Summer’s are HOT, HOT, HOT and we ask that renters not lower the A/C below 72 degrees and to keep all windows and doors closed while in use. Is there a fully equipped kitchen in the property? What all is provided?     

Yes – all our homes have equipped kitchens. This includes pots, pans, flatware, plates, glasses, cups, coffee mugs, pitcher, bowls, colander, knives, toaster, microwave, coffee maker, coffee filters, blender, stove, oven, refrigerator and dishwasher. Most of our homes are stocked with some specialty cookware – such as a flat griddle, hand mixer, crock pot, roast pan, etc). PLEASE CALL US BEFORE ARRIVAL and ask if your home is equipped with specialty cookware.  In addition, we do not stock specialty spices, wax paper, ziploc bags, or any other cookware or food item.  WE PROVIDE A LIMITED NUMBER OF PAPER TOWELS (2 rolls), TOILET PAPER (2 full rolls per bathroom), TRASH BAGS, LAUNDRY DETERGENT, DISHWASHER DETERGENT (minimum 8 pods), HAND SOAP PUMPS, MULTI-SURFACE CLEANER and DISH LIQUID.  We do our best to stock or supply foil, salt/pepper, sugar, toothpicks, matches, multiple size batteries, flashlights, etc.
We equip every home with a FIRE EXTINGUISHER and FIRST AID KIT. They are located in one of these areas – under the kitchen sink, in the kitchen pantry or in the laundry/utility room. 

What is considered the MASTER BEDROOM? 

The Master Bedroom at almost ALL of our lake homes have at least a queen or king size bed (mostly king). Almost all of our homes offer a private master bathroom and some homes have two master bedrooms. Check your lake home listing on our site for more information. 

Are linens and towels provided? 

Yes – Each bed is equipped with clean linens upon check-in (fitted sheet, flat sheet, blanket and/or comforter). We also equip each bathroom with bath and hand towels and washcloths. We DO NOT provide BEACH/LAKE TOWELS (in most cases), however we do supply some pool towels for those homes equipped with swimming pools. We ask that you bring your own beach/lake towels and please do NOT use our bath towels outdoors. Upon checkout, please strip all dirty or used sheets, blankets and keep them atop the bed. BE GREEN:) PLEASE REUSE YOUR BATH TOWELS MORE THAN ONCE.

Are the properties cleaned daily? 

We do not have a daily maid service for our lake homes, but your home will be clean, sanitized and ready upon check-in. Please Note: You do have the option to schedule a “Mid Week Clean” if you are staying for a longer period of time. You can schedule this when booking your online reservation. 

Are the properties NON-SMOKING? 

We ask that you refrain from smoking inside our homes. None of our homes allow indoor smoking. Please smoke outside and dispose of ALL cigarette materials in OUTDOOR TRASH CANS or BUTT CANS if provided. If smoke, ash, butts are discovered indoors, you will be charged based on the severity of the damage. Also, if there are excessive butts outdoors, a nominal cleanup fee will be charged (@$25 for handful of butts). We do have one “NON OUTDOOR SMOKING” property – Misty Downs lake house. We will keep the entire $500 or $1000 security deposit hold if any evidence os smoking is found in the homes interior. 

Are there any HANDICAP Accessible Properties? 

None of our homes are specially designed or equipped for Handicap accessibility. However, we have several homes that are “more accessible” than others. Please call us to discuss the best option for your needs – (830) 693-8564

Is parking available for RVs, buses or trailers? 

We allow parking for boat/jet ski trailers at our lake homes, however we have a limit on the amount. It is best to call FDVR before your arrival date to inquire about parking availability. We currently do not have any lake homes with RV hookups or RV specific spaces and do not allow them on-site. We do not allow buses, limousines or travel trailers at any of our homes. If you are bringing a golf cart, off-roading vehicle, additional watercraft, please call FDVR prior to arrival date. You must inform us of all vehicles/watercraft you will have during your stay.

SECURITY DEPOSIT / CSA VACATION RENTAL DAMAGE PROTECTION: Guest is offered a Security Deposit and/or Vacation Rental Damage Protection (VRDP) at the time of booking. The VRDP plan covers unintentional damages to the interior of the rental unit that occur during your stay, provided they are disclosed to management during stay or upon checkout. This allows us to repair or replace damaged items before the next guests arrive. If items are missing or damaged items are deemed by Manager to be intentional or caused by negligence, reimbursement will not be covered by the Deposit Protection Plan and will be charged to Guest. Should manager be unable to recover costs from the Security Deposit or credit card on file, Guest is responsible to provide an alternative method of reimbursement within 48 hours of notification.  VRDP does not cover any damages that may occur to the boat lift, dock or properties exterior and guest is responsible for all damage invoices not covered by CSA. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the interior unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the VRDP coverage are contained in the Certificate of Insurance or Insurance Policy. The VRDP can be purchased up to, and including at, check-in.  Credit card on file is responsible for all invoices/charges not covered by CSA vacation rental damage protection policy. 

TRAVEL INSURANCE: FDVR is pleased to offer the option of CSA Travel Insurance which covers trip cancellation, trip delay / interruption, rental car collision, baggage delay, medical expense / emergency medical transportation, roadside assistance, concierge service, identity theft and more. The cost is a very reasonable, 6.95% of your total booking and covers everyone on your guest list. We strongly recommend you purchase this valuable protection, which will reimburse you for pre-paid, non-refundable expenses due to certain unforeseeable circumstances. However, if you do not wish to purchase travel insurance, please select “No” to Travel Insurance when booking.
